This 27 acre parcel presents extreme topographic challenges for development. Access and feasible building area are severely limited. After multiple development schemes were analyzed, looking at lower and higher densities, these schemes were reviewed with neighbors and city planners. Eventually, a scheme was designed that proposes single family homes, but consolidates the number of structures, resulting in a more sustainable overall project.
The proposal sets aside the majority of the site as open space and places the 13 building structures carefully into the existing topography. This careful siting of the proposed 52 homes minimizes the project’s profile and footprint, maintains neighboring views, allows for common play areas, and minimizes disturbance of existing site conditions.
